SOME MYTHS ATTACHED TO SELLING YOUR HOME WITH AN AGENT: Legally you must use an Estate Agent to sell your home: Not true, they have no legal standing in the process, essentially they introduce buyer to seller. Estate Agents vet potential buyers: In many cases this is also not true, you are just as entitled to ask the same questions they ask, i.e. do you have a firm mortgage offer in place? The Estate Agent has my best interests at heart: Unless you find this rare breed, most will have more interest in the buyer, after all they are the ones that will provide the cash for their fee – no buyer no fee. They will achieve the best price for my home: When you are talking about a sale running into hundreds of thousands of pounds, and the fee of several thousands, are they really going to be concerned if they secure a sale at 10 or even 20 thousand under the asking price? All they will lose is £200 to £300 off their fee but will receive their money much quicker. ACCESSIBILITY The internet is now more accessible than ever before, studies show that approximately 80% of people looking for a new home use the internet. Just about all agents now use the internet to advertise the homes they have for sale, why? - Because it works. Your property will be uploaded to national sites that the agents use, reaching the same people that are searching online for their new home. OPTIONS If you are still unsure about the benefits of selling privately why not try the ‘dual’ method? Instruct an agent and advertise on kenthouseads.co.uk. This way if you sell your home before the agent you will not be liable for their commission*, at the very least this will make the agent work harder to sell your home, he will not want to lose his fee! *If you intend to try this route you MUST ensure you are NOT on a sole selling agreement (this means even if you sold to a family member you would still be liable for the agents fee!). We advise you to check any contract with the agent and inform them you are also advertising your property for sale privately. A sole agency agreement should not be affected by using kenthouseads.co.uk, we are an advertising medium, it’s the same as putting your house in the local paper for extra exposure.
Of course selling privately is not for everyone, you will have to show prospective purchasers around your home, field enquiries and negotiate offers yourself but for a few hours work you can save literally thousands of pounds. kenthouseads.co.uk 2007 kenthouseads.co.uk is a trading name of Stetra Limited registered company no 06194885 |
