KentHouseAds can supply your Home Information Pack for  just £249 + VAT  for Freehold property and £325 + VAT for leasehold properties.

There are no hidden extras and this price is for any size property up to 5 bedrooms.

There is absolutely no requirement to advertise with KentHouseAds when ordering your HIP through us and you can use your HIP to market your property as you see fit, with an Estate Agent or privately, the choice is yours. 



KentHouseAds has its own qualified, accredited and insured Domestic Energy Assessors to supply the Energy Performance Certificate for the HIP. 

Sinclairs will supply all the necessary legal documents and searches, however one call to us and we will make all the arrangements for you.

You will receive a first class service - both companies are family run and pride themselves on offering the best value for money and rely on reputation for continuing business, we do not contract out work to other organisations.

The advantage of buying a HIP through KentHouseAds - 

You own the HIP and are free to choose how you sell your home. There are no hidden costs when buying your HIP through KentHouseAds, you know exactly how much you are paying. 

Should you take up an Estate Agents 'offer' of a HIP included in the commission, you will probably find yourself locked into that agent, and will be charged over the odds to take the HIP with you should you want to change agents or have to go through all the hassle of preparing a new pack with your new agent.
 
Some agents have increased their fees by up to 0.5%, telling you they are giving you the HIP for free, at 0.5% on a £250,000 property this will cost you £1468.75 inc VAT for your 'free' HIP!!
Beware of any agents deals that seem too good to be true - they probably are.

On a personal note, a friend recently told me an agent said he would provide a HIP for free - then quoted 2.2% commission for the sale - I know for a fact this agent was charging 1.5% commission twelve months ago, when I carried out research into starting this site.



HIP INFORMATION
  
To market any property, you first need to commission a Home Information Pack, commonly known as a HIP. This law applies if you are selling your home privately through an online advertising medium such as Kenthouseads.co.uk

 

· Properties already on the market, will not require a HIP unless they remain on the market beyond a date yet to be announced by the government. 

 

· The current fine for marketing a property without a Home Information Pack being ordered is £200. It is, however, not a criminal offence.

 

· HIPs will not be required for the following:-

 

o Properties in Scotland and Northern Ireland 

 

o Non-residential properties or where homes are in mixed use with commercial property

 

o Private sales where the property is not offered on the open market (e.g. to a family member, neighbour, or friend)

 

o Properties sold with sitting tenants and not available for owner occupation

 

o ‘Right to Buy’ sales by Local Authorities or other social landlords

 

o Homes held on a lease of less than 21 years

 

o Seasonal or Holiday accommodation

 

o Unsafe properties and properties to be demolished.

 

· For a transitional period, currently until June 1st 2008, sellers can market their homes when a HIP has been commissioned,. After this date the HIP will have to be completed before marketing can begin. 

 

· The Energy Performance Certificate is now included as the first document in the pack, after the index.

 

· For those properties that cannot have an Energy Performance Certificate – such as those bought ‘off-plan’ – a separate Energy Assessment will be included.

 

· The compulsory Home Information Pack must contain:

- Index

- Energy Performance Certificate

- Sale statement

- Land Registry Documents

- A Title Plan

- Local Authority Searches

- Water & Drainage Enquiries

- Leasehold/ Commonhold Information where applicable.

 

· Additional information which may be included in a HIP:

- The Home Condition Report

- Mining Searches

- A Flood Risk Assessment

- Actual or Potential Environmental Hazards

- Any Warranties, Policies or Guarantees

- Home Contents Form

- Home Use Form

 

· The property must be marketed within 3 months of the HIP being prepared. This prevents the documents contained within the HIP becoming outdated. However, once the Property has been marketed there is no requirement for the Seller to renew any of the HIP documents.

 

· The duty to refresh time-sensitive parts of the HIP will not arise where the property is re-marketed by the same seller within one year of the original marketing date.

 

· If you order a HIP through www.thehipprovider.co.uk you will be given the option to include both a Mining Search and a Flood Risk Assessment for an additional charge.
